Board of Directors
HOA business is overseen by an elected board
of volunteers from the community. You can contact any board member by e-mail;

When and where are the Board
meetings held?
The Board generally meets at 6:30
p.m. on the third Monday monthly in the Barnds Brothers office. Residents
are invited to attend; however, contact Lisa
at Barnds Brothers to confirm the
next meeting date; occasionally meeting dates are rescheduled. An annual
meeting for all homeowners is held in January. Advance notices are sent to
every homeowner detailing the time, date and location. The HOA Web site
will also publish advance notices. |
What home improvements
require Board pre-approval?
All significant exterior
improvements, such as painting, installing a deck, fence, reroofing,
basketball goal, etc., require board approval. Board approval does not
include any city permits, which must handled separately. Complete a Property
Improvement Request and submit it
along with any other required documents to a board member or mail the
forms to the HOA (P.O. Box 26385, Overland Park, KS 66225). |
Where can I find home
improvement forms or other HOA documents?
When the HOA is notified of new
residents, a welcome packet is delivered to their home. The packet
includes all of the HOA documents residents usually need. The documents

I have a complaint; who do I
talk to?
Any concerns may be discussed with
board members. You may contact Lisa
at Barnds Brothers or e-mail the board
president. The board will address
your concerns within HOA guidelines. Vandalism and property damage are a
police matter and you should also contact the police department.
Complaints about another resident's lawn or possible code violations may
be discussed with a board
member or you may contact the City
of Overland Park. |
Where is our community
swimming pool and when is it open?
The pool
is located just off of Rosehill
Road on 119th Terrace. The pool is open generally from
Memorial Day to Labor Day. This year, the pool will be open until Sept. 9. |
Is there a lifeguard at the
pool and can I bring guests?
No lifeguards are at the pool. Swim
at your own risk. HOA residents in good standing may use the pool and may
bring a limited number of guests. Only adult residents in good standing
can authorize and host guests. Children younger than 14 years must be

What school district are we
in?
Olathe
Unified School District. Pleasant
Ridge Elementary (897-7595) serves
grades K-6; California
Trail Junior High (780-7220) serves
grades 7-9; and Olathe
East High School (780-7120) serves
grades 10-12. |
When can I have a garage
sale?
Twice each year, in the spring and
in the fall, the HOA organizes a neighborhood-wide garage sale weekend.
The HOA notifies residents of upcoming sales through signs placed at the
community entrances and on the online, see our Calendar.
The HOA also advertises the neighborhood sale in the local newspaper. In
addition to signs in front of participating homes, residents are permitted
to post signs at street corners (with the permission of the homeowner who
resides at that corner) to direct traffic to individual homes. |
When is garbage pick-up day?
Deffenbaugh
Industries picks up waste on
Tuesday. Place appropriate packaged refuse by the curbside no later than 7
a.m. If a holiday falls on normal pick-up day, service resumes the next

How often is the Web site
updated?
The Web site is updated on an
as-needed basis with regular updates occurring monthly, generally in the
week after a board meeting is held (board meetings are usually held
monthly on the third Monday). |
Where is the closest
off-leash dog park?
Stoll Park has a spacious,
fenced-in dog park located to the left as you enter the park from the
119th Street entrance (12500 W. 119th St.) |
I'm new to the neighborhood;
do I need to contact the HOA?
First off, Welcome! Secondly, not
necessarily. Our management company will be notified you have moved in.
They, in turn, will contact our official neighborhood greeter, who will
stop by your home with a Welcome Packet. The packet includes the entire
HOA document package as well as a resident directory. With the exception
of the directory, the packet is available online on our Document

Does the HOA sponsor any
social events?
Yes! Depending on volunteer
availability, we try to plan one or two fun events every year. The best
place to get the news about upcoming events is on our Calendar. |
My neighbor got a pool
consent form, but I didn't; what should I do?
Contact our pool
chairperson today. We make every
effort to deliver forms to every home, but sometimes we make mistakes. If
you prefer, you can download the consent form from our PDF
page and drop it off at any board
member home or Barnds
Brothers' office. Be sure you check

Are there special rules
about treat or tricking in the neighborhood?
Nothing special other than common
sense. Don't go to dark houses; cross at street corners, send kids out in
groups and don't eat uninspected treats. Mostly, have fun! |
I already know my kids are
going to lose the new pool cards, but a second card is
so expensive. Why do they cost so much?
The board settled on a $35 fee based on the pool committee's
recommendation. The fee isn't a money-making strategy. It was set to keep
our volunteers from having to give away more time than necessary.
On the surface, the cards seem cheap and
easy to hand out. But the reality is... it isn't. One of your neighbors
must volunteer to spend his or her afternoon (or longer) to handle all of
the paperwork and time it takes to meet with residents to issue cards.
While it may take only a few minutes per card, collectively, those minutes
turn into hours.
If one-third of the 268 households lost
their cards and it takes 15 minutes for a volunteer to handle the
paperwork and reissue the card, those minutes compound into 25 hours of
"volunteer-donated" time. Everyone knows a volunteer is donating
time and having time to give away is the main reason why most people can't
volunteer. The board considers volunteer time to be a valuable commodity.
Without our volunteers, the HOA would exist only as due-collecting,
bill-paying entity. There wouldn't be any social events, home-delivered
flyers, garage sales, resident directories, newsletters, Web site or
annual flower plantings, to name a few of the things our neighborhood
enjoys directly through volunteer efforts. The fee is designed to
encourage people to keep their cards safe, so our volunteers have the time
to continue helping us have a fantastic neighborhood community. |
Why doesn't the pool have
adult-only swim time anymore?
The board voted to eliminate the adult-only swim time last year
because during the previous year, they received numerous complaints about
the restriction. However, the board has heard from a couple of people who
want it reinstated. The board is trying to find a suitable compromise for
everyone. With the swipe card system, the board will monitor pool usage
and using that information will review reinstating adult-only swim hours.
If you have an opinion about adult-swim
hours, voice it. Unless the board hears from you, they will assume those
complaining the most are the majority. Let
